The villa was bought in 2006 and fully renovated and refurbished to a high standard with new PVC windows through out, new bathrooms, new internal doors, new kitchens and tiling. I lived in the ground floor apartment for a year while my new home was being built and I successfully rented out the upper apartment as a holiday let. Since moving to my new house in September 2007 the villa has been mainly let out on long term lets with a few holiday lets in between.
The ground floor apartment has a large double bedroom, separate shower room and kitchen/living area. The kitchen has a 4 ring hob, toaster, kettle, fridge and is fully equipped. There is a sofa bed for additional guests and a table seating 4.
The upper apartment is accessed by sturdy wide, metal steps but would still be unsuitable for those with difficulty climbing stairs
There is a large balcony running the length of the apartment with lovely views over the garden and fields.
The upper apartment has a large open plan dining and living area with kitchen box. The kitchen is fully fitted with small fridge with freezer compartment, 2 ring electric hob, toaster and kettle plus all plates, pots, pans, glasses, cutlery etc. There is a table that seats four and a sofa that can be pulled out into a small double bed.
In the living area there is a TV with DVD player and a few DVDs to watch and an open fire. The bedroom is spacious with 2 single beds that can be pushed together to make a double, and a wet room with shower, toilet and sink.
The ground apartment leads out onto a large terrace, covered with vines and there is a shed/barn at the back of the house for storage and also a barn at the bottom of the garden. The garden has numerous fruit trees - peaches, apricots, apple, cherries and has been landscaped with paths, patio, grass and bushes. Internet and satellite TV and a landline is possible. The plot is securely fenced and 'dog proof'.
The village is a decent size with 2 or 3 shops, a small cafe and bar, post office and regular buses to Stara Zagora (15km) and Chirpan (25km). The villa itself is very quiet as the plots on either side are just vegetable gardens visited by their owners to tend the gardens as required.
Stara Zagora has everything you need from large supermarkets to DIY stores, shopping malls and cinema complexes. There are many mineral spa resorts in the area and it is ideal for hiking.
The property would make an ideal holiday home as is very secure and can just be locked up when no one is there and the garden is easy maintenance. Or it could be continued as a successful long term let and I am more than happy to help with this and arrange ongoing property maintenance and help with guests/tenants. I currently rent out each apartment for 175 Euros/mth plus bills or 300 E for the whole villa.
I am only selling as I have now bought and renovated a further 3 properties for long term let and holiday lets in the same village where my main home is and this is a little further away. I would like to spread my investments out a little so not all concentrated in Bulgaria. Would consider an exchange for a property in another European country.
Can sell fully furnished as it is for 65,000 Euros, unfurnished for 60,000 Euros.
